I understand the advantage of a Face to Face sale to both Buyer & Seller, but timely and complete replies to emails and PMs is a must to avoid issues.

Yes, I saw it 24 hrs later, meanwhile I was comptemplating two other deals- his was first, whom I was waiting to hear from.
Again, regardless of the header, it only takes seconds to respond to a PM- the courteous thing to do.

Guys, relax...instead of answering individual PM's, he decided to update the thread. It's a common thing to do, but apparently not here. Seller works for the county, super nice, and I'm sure is a busy guy. I picked it up this morning.
